uoareit 2014Q3 report分析，不符合大眾持票標準

uoareit(5110)發布了Quarter 3的report, 看圖下：



Revenue 比起2013年Q3 上漲 1.7%

可是Profit下滑了3.5%

Nav上漲至1.5012

Borrowing比起2013年Q3上漲了3.75%，從RM377mil上漲至RM391mil

營運費用(property operating expense)也從2013年的Rm5.1mil上漲至RM5.6mil





從這些數據來看，uoareit的Revenue雖然上漲了1.7%，可是由於貸款成本以及營運費用的攀升，導致uoareit的profit相比起2013年下滑了3.5%。可是，公司還是保留了RM10,363,593，相等於大約每股2.45cent作為下一季度的派息。

uoareit表示，revenue上漲1.7%是由於調漲租金所得，而profit的下滑主要是因為貸款成本以及營運費用的攀升，無論如何，基於穩定的出租率（occupancy rate)uoareit對公司未來表示“穩定”，並且會繼續努力提高收益。

值得一提的是，uoareit不符合大馬上市公司-大眾持有股票標準（PUBLIC SHAREHOLDINGS SPREAD），直到30sept2014，大眾對於uoareit的持股為23.27%， 無論如何，uoareit在20sept2014已經致函bursa malaysia要求降低大眾持有股票標準，唯bursa malaysia還沒給予答复。其實這是理所當然的，因為大股東Kong Chong Soon @ Chi Suim已經持股76.55%。

題外話：什麼是大眾持有股票標準（PUBLIC SHAREHOLDINGS SPREAD）？

8.02 Compliance with shareholding or unit holding spread requirement
(1) A listed issuer must ensure that at least 25% of it s total listed shares (excluding treasury shares) or listed units are in the hands of public shareholders or unit holders. The Exchange may accept a percentage lower than 25% of the total number of listed shares (excluding treasury shares) or listed units if it is satisfied that such lower percentage is sufficient for a liquid market in such shares or units.

簡單來說，上市公司的股票必須有至少25%由大眾持有，除非某些情況bursa認為大眾持股少於25%不影響該股票流通。
